How stage changes what a resale involves — off-plan, handing over, and ready.

Step by step

Off-plan
The unit is under construction. Ownership is generally held as an initial registration rather than a Title Deed, and a resale is normally an assignment of your rights, subject to the developer's consent.

Handing over
Construction is complete or nearly complete and the developer is inviting owners to take possession. Requirements can shift quickly during this window, including what is outstanding on the account.

Ready
The unit has been handed over and, once registered, ownership is evidenced by a Title Deed. A resale here is a conventional transfer.

Check your own unit's stage
Your verified unit in My Valley shows the recorded status and any recorded handover value we hold. Where we hold nothing, we leave it blank rather than estimating.

Confirm construction and handover status with Emaar
Sign in to Emaar One or Emaar E-Service, select the unit, and open the construction-update or handover area. Emaar lists construction updates and digital handover among its owner services; menu wording can change slightly between app versions.

Clear the account position before anything else
Request a Statement of Account and resolve anything outstanding with Emaar. Handover and resale consent both depend on the account, not on the sale timing.

Raise handover, snagging or NOC requests in the official flow
Handover appointments, inspection or snagging items and any resale NOC are all raised through Emaar's own service-request flow. Save each reference number.

Then prepare the sale side on TVD
Once you know the stage and the account position, verify ownership and start a seller submission so the sale sequence is planned around the real handover position.
