Ownership documents and verification

Title Deed, Oqood, and how ownership verification works on The Valley Digital.

Who this is for: Every owner — this is the gateway to everything else in My Valley.

Step by step

  1. 1

    Oqood — the off-plan registration

For a unit that has not yet been handed over, ownership is generally registered as an initial or interim registration, commonly referred to as Oqood. It records your interest in the unit before a Title Deed exists.

  2. 2

Title Deed — the registered ownership record

Once a property has completed and been registered, ownership is evidenced by a Title Deed issued by the Dubai Land Department. Which document you hold generally reflects the stage of your unit.

  3. 3

    How TVD verification works

You select your community and villa number, upload a proof of ownership document and an identity document, and our team reviews the submission manually. Nothing is approved automatically.

  4. 4

    Locate your own copy first

Check your purchase paperwork and the emails sent at purchase or handover. Many owners already hold a PDF copy of the Oqood registration or Title Deed.

  5. 5

If you cannot find it, check your Emaar owner account

Sign in to Emaar One or Emaar E-Service with the email or mobile linked to the property, select the unit, and look through the documents, property or service-request area. Menu wording can change slightly between app versions. If no document is shown, raise a service request or call 800-EMAAR (800-36227). Emaar and the Dubai Land Department decide what can be re-issued.

  6. 6

Upload it to TVD ownership verification

Open Verify ownership, select your community and villa number, upload the proof of ownership document and an identity document, and submit. Our team reviews every submission manually — nothing is approved automatically.

  7. 7

    What verification unlocks

An approved verification adds the unit to My Valley with the full structured record we hold, and opens owner and seller tools for that unit.

What TVD can help with

  • Manual review of your ownership submission
  • The structured unit record once you are verified

What must be completed elsewhere

  • Issuing, replacing or amending a Title Deed or Oqood registration
  • Any correction to the official land registry

Uploaded documents are stored privately and are only ever handled inside the secure verification flow. They are never shown, listed or linked anywhere in Owner Tools, and neither is any other owner's status.
