What an SOA shows, and exactly what to verify on it before you commit to a sale.

Step by step

Know what you are asking for
A Statement of Account is the developer's record of your unit's financial position: what has been invoiced, what has been received, and what remains. It is the reference point for an NOC application and for a buyer's due diligence.

Open Emaar One or Emaar E-Service and sign in
Use the app or the E-Service portal (links below) and sign in with the email or mobile registered on your Emaar property account.

Select the relevant property
Choose the unit you need the statement for before opening any financial screen.

Open the payment, account or financial details area
Emaar lists service fees and instalment payments among its owner services. Menu wording can change slightly between app versions — use the closest matching payment or account option.

Look for a statement of account, account statement or transaction statement
If a statement document is offered in your account, open it there. We cannot confirm that every account exposes a downloadable statement directly — if you cannot find one, do not assume it is missing, use the next step.

If it is not shown, request it through Emaar's service-request or contact flow
Raise a service request or use Emaar's contact channels to ask for a current statement against your unit and account reference.

Download or save the current statement
Keep a dated copy. An SOA is a snapshot; if instalments fall due before a transfer, ask for a refreshed one.

Check the statement line by line
Confirm the unit reference, amounts paid to date, outstanding instalments, the next amount and due date, any overdue amount or charge, and any other account items shown. Work through the checklist below.

Query anything that looks wrong with Emaar
If figures look incorrect, or an up-to-date statement is unavailable, contact Emaar through the app service channel or on 800-EMAAR (800-36227). The Valley Digital does not calculate or verify your account position.
Checklist
- Unit and account reference match your unit exactly
- Total amount recorded as paid to date
- Remaining instalments and the amount of each
- The next instalment and its due date
- Any overdue amount, penalty or administrative charge shown
- Service, maintenance or community charges reflected separately
- Any amount linked to handover or to a milestone not yet reached
- Whether the statement reflects a mortgage or assignment on the unit
